2026 property tax rates in Brossard

According to the presentation of the 2026 budget adopted on December 15, 2025, and following Bill 39, which allows municipalities to create residential subcategories, Brossard now varies its rate by number of dwellings:

Building category2026 rate (per $100 of assessment)
1 dwelling$0.4779
2 or 3 dwellings$0.5179
4 or 5 dwellings$0.5559
6 to 29 dwellings$0.6711
30 to 99 dwellings$0.6850
100 to 199 dwellings$0.7071
200 dwellings and more$0.6373
Residual (base rate)$0.5505

Non-residential rates (commercial $2.6424, industrial $2.2896, serviced vacant land $2.2020, agricultural $0.4086) don’t apply to most households. Your category appears on your tax bill or on your property’s assessment roll record: check it before using the calculator, especially for a condo or a plex.

What makes up your tax bill

General property tax

This is the bulk of the bill: taxable value ÷ 100 × your category’s rate. It funds municipal services, as well as the share Brossard pays to the Longueuil agglomeration and the Communauté métropolitaine de Montréal. In 2026, this share amounts to $115.8M, or 46% of the $249.9M budget’s expenses (public safety, public transit, wastewater, etc.). It doesn’t appear as a separate line: it’s included in the general tax.

Fixed charges

Charge20252026
Road network – fixed (residential)$64$64
Road network – per dwelling$29$29
Garbage (residual waste bins)$125$0
Ecocentre and bulky items$42$0
Aquatic complex$30$0

According to the City, residual waste bin charges are no longer billed separately in 2026: their cost is built into the general rate. For a single-family home, charges therefore drop from $290 to $93. For everything about collections, see our guide to garbage, recycling and compost collection.

The water bill

Drinking water is billed separately, based on your meter reading. The 2026 rates per cubic metre are:

Annual consumption2026 rate per m³
0 to 200 m³$0.8539
201 to 350 m³$1.1135
351 to 800 m³$1.7315
801 m³ and over$1.9996

The first two brackets are frozen compared with 2025. The 2026 water bill is due on October 15, 2026, and pre-authorized tax payments don’t apply to this bill.

Value phase-in: which amount should you use?

The assessment roll in effect since 2025 covers three years. Brossard phases in the change in value over that period: in 2026, the taxable value equals the previous roll’s value plus two-thirds of the change. In the calculator, enter the value shown on your 2026 tax bill, not necessarily the value on the new roll.

Example: the average single-family home in 2026

Here is the example published by the City in its 2026 budget presentation:

Item20252026
Average taxable value$508,526$563,739
Rate (1 dwelling)$0.4737$0.4779
General property tax$2,409$2,694
Charges (road network, etc.)$290$93
Water (350 m³)$338$338
Total$3,037$3,125

Check: $563,739 ÷ 100 × $0.4779 = $2,694. The $93 in charges is $64 + $29. Water at 350 m³ gives 200 × $0.8539 + 150 × $1.1135 = $338.

School tax: a separate bill

School tax is not collected by the City. For the 2026-2027 school year, the single rate applicable everywhere in Quebec is $0.07899 per $100 of standardized assessment, and the first $25,000 of value is exempt. Payment is made to the school service centre for your area (Marie-Victorin or Riverside in Brossard). To learn more about schools, see our pages on elementary schools and high schools.

2026 payment due dates

The 2026 municipal tax bill is paid in four instalments: February 11, April 13, June 12 and August 11. The water bill follows its own schedule (October 15, 2026).

Frequently asked questions

Is the rate expressed per $100 or per $1,000?

Per $100 of assessment. A rate of $0.4779 means $0.4779 for every $100 of value, or about $4.78 per $1,000.

Is my condo in the ‘1 dwelling’ category?

The category depends on the assessment unit. Check your tax bill or your assessment roll record rather than assuming.

Why did my bill go up more than 2.9%?

The 2.9% increase applies to the average-value home. If your value rose more than average when the roll was filed, the phase-in pushes your bill up further.

Is the agglomeration tax billed separately?

No. The Longueuil agglomeration share is paid by the City out of its budget, so it’s included in your general tax.

Where can I find my assessment?

On your tax bill or on the property assessment roll, which can be consulted online.
